Electrical and Data FAQs

Electrical faults in commercial buildings – partial power loss, tripping circuits, burning smells, failed distribution boards – need a licensed commercial electrician, and after hours that means a provider with a genuine 24-hour line, not a voicemail. When you call, have ready: the building address and access arrangements, what’s affected, anything that preceded the fault, and whether anything critical is down (lifts, servers, refrigeration, alarms). A competent responder will make the situation electrically safe first, restore what can be restored, and quote permanent repair with a Certificate of Compliance where required. TPS provides commercial electrical response through its 24-hour line (0800 868 251), with licensed, IQP-registered electricians who certify their work.

For most commercial buildings still running fluorescent or older fittings, LED conversion is one of the most reliable building investments available: lighting energy reductions of 50% or more are typical, tubes and ballasts stop needing replacement (maintenance savings often rival the energy savings in buildings with high ceilings where every lamp change needs access equipment), and light quality improves. Payback commonly lands within a few years, faster where lights run long hours. The variables that matter: current fitting types and run hours, whether fittings are replaced or retrofitted, and access costs. Ask for the calculation, not just the claim – a credible proposal shows current vs projected consumption. TPS’s electrical team delivers commercial LED upgrades, including the specialised interior lighting consultancy to get light levels right, not just wattage down.

Commercial buildings in New Zealand carry several electrical compliance obligations, and the building owner or duty holder is responsible for keeping them current. Key items include: a current Electrical Warrant of Fitness or compliance for the installation where applicable, Certificates of Compliance (CoC) for new or altered electrical work (issued by the registered electrician who did it), and an Electrical Safety Certificate where required; testing and tagging of portable appliances and equipment to AS/NZS 3760 to manage workplace risk; emergency and exit lighting maintenance; and any electrical systems that form part of the building’s compliance schedule and Building Warrant of Fitness, signed off by an IQP. All electrical work must be done by registered electrical workers. This is general guidance, not legal or electrical advice. TPS carries out commercial electrical work with registered electricians and provides the certificates and records buildings need to stay compliant.

Appliance testing and tagging (to AS/NZS 3760) checks that portable electrical equipment is electrically safe, and how often it must be done depends on the workplace environment and risk. Higher-risk environments (construction, industrial, where equipment is moved or exposed to damage) need frequent testing – often every 3 to 12 months – while lower-risk office environments where equipment sits in place need it less often, sometimes every couple of years. The standard sets recommended intervals by environment, and your health and safety duty to provide safe equipment underpins the requirement. The point is to catch faulty leads, plugs and appliances before they cause shock or fire. A provider can assess your environment, set the right interval, and test, tag and document the equipment. This is general guidance, not legal advice. TPS provides commercial test and tag to AS/NZS 3760, sets intervals to your risk, and keeps the records auditors expect.

Data cabling for an office move or fit-out involves designing and installing the structured cabling that carries your network, phones and connected systems – so everything works on day one in the new space. It typically covers planning the cabling layout around desk and equipment locations, installing data outlets and cabling runs back to a comms room or rack, terminating and testing each connection to standard, setting up the patch panels and comms cabinet, and certifying the installation so performance is guaranteed. Good cabling design also allows for future growth, so you are not re-cabling soon after. Coordinating it with the wider fit-out (partitions, power, ceilings) avoids clashes and rework. The result should be a tested, documented network backbone. TPS designs, installs, terminates and tests commercial data cabling as part of office moves and fit-outs, coordinated with the electrical and building work so it lands as one job.

The cost of commercial electrical work depends on the scope and complexity of the job, the materials and fittings specified, whether existing wiring and switchboards can be reused or need upgrading, access and the age of the building, compliance and certification requirements, and whether work is planned or an urgent call-out. A simple addition is inexpensive; a switchboard upgrade, rewire, or work in an old building with surprises behind the walls costs more. Urgent after-hours electrical repairs carry call-out premiums. As with most trades, the reliable way to price is a scope and site assessment, because old buildings in particular hide cost. Planned electrical maintenance is generally cheaper over time than reactive failures. TPS quotes commercial electrical work from the scope and site, and can fold electrical maintenance into a planned programme for predictable budgeting.

Indicative rates range from $90-$110 per hour.

Lighting matters for energy costs because it is one of the largest and most controllable electrical loads in a commercial building, often running long hours across large areas. Older fluorescent and halogen fittings draw far more power than modern LEDs and need frequent lamp replacement, so they can cost on both energy and maintenance. The single highest-impact upgrade for most buildings is converting to LED, which commonly cuts lighting energy by half or more and slashes maintenance (LEDs last far longer, important where access equipment is needed for every lamp change). Adding controls – occupancy sensors, daylight dimming and zoning – then trims things further by not lighting empty or naturally-lit space. So the usual priority is LED conversion first, controls second. TPS delivers commercial LED upgrades and lighting controls, including the lighting design to get light levels right, not just wattage down.

Yes – electrical maintenance should be on a planned schedule for commercial buildings, not left until something fails. Planned electrical maintenance involves regular inspection and testing of switchboards, circuits, fittings, emergency and exit lighting, and equipment, so deterioration, loose connections, overloaded circuits and failing components are found and fixed before they cause outages, shocks or fire. The case for planning it is strong: electrical failures cause downtime and safety risk, several electrical items have compliance and testing obligations anyway (test and tag, emergency lighting, BWoF systems), and scheduled work is cheaper and less disruptive than emergency call-outs. A planned programme also keeps the documentation auditors and insurers expect. It is best folded into the building’s overall maintenance plan. TPS provides planned commercial electrical maintenance with registered electricians, scheduling inspection, testing and compliance items so problems are prevented and records stay current.

An IQP is an Independent Qualified Person – someone approved by the local council as competent to inspect, maintain and certify specified systems in a building, such as fire alarms, emergency lighting, HVAC, lifts and other safety systems listed on the building’s compliance schedule. IQPs matter because their sign-off is what underpins the building’s annual Building Warrant of Fitness (BWoF): each specified system must be inspected and maintained by a suitably qualified person, and the IQP issues the Form 12A certificates that the owner relies on to issue the BWoF. Without proper IQP sign-off, a building cannot lawfully hold a current BWoF. For electrical and building systems, this means the people maintaining your specified systems must hold the right IQP status. This is general guidance, not legal advice. TPS works with appropriately qualified people for specified-system work and provides the documentation owners need for their BWoF.
